Follow Up Boss is an integral component of Jeff’s follow-up. He utilizes their ‘Action Plans’, which automatically sends his leads text messages with an autoresponder, triggers drip emails, assigns tasks for Jeff to follow-up on, and so much more.
Every StreetText lead who enters his funnel is automatically parsed right into Follow Up Boss and the drip starts right away.
Within Follow Up Boss, Jeff has customized his SMS and email drips to fit within his own personal style and system. He’s also added custom tasks, like monthly reminders to call back his leads to check in, or to update their home values. A big part of what Jeff does is incorporating video into a majority of the touches, using his secondary CRM, BombBomb.
Another tool at Jeff’s disposal is HomeBot, a great service which allows him to send automated home valuations to all of his clients with a few clicks of a button. There’s also additional drips built into HomeBot which keeps all of his clients up to date with how their market is doing. It’s not just a tool for Jeff, it’s actually what’s helping him convert his leads. 4 / 5 of his last StreetText related transactions all happened because of HomeBot, each of them reaching back out to Jeff after he updated their home valuations.
Jeff operates ostensibly as a single agent, and he has an assistant who does some background research for him. But all of his communications are done personally through him, something that he knows is vital to providing value and creating that authentic connection with his clients.
“There’s no shortage of leads coming in, so I don’t care where you are, if you’re running the right ads, you’re going to get leads. It just becomes a function of how you’re going to nurture them and not get caught up behind the eight ball and scramble to figure out what you’re going to be doing with them going forward while more leads pile up.”
If you’ve never been involved with a lead-generation platform, it can be a lot to take on at first, but the key is to make sure that you have systems in place. And not every system is the same.

“A lot of new StreetText clients reach out to me offline and I’m happy to share with them, but for me it’s all about having your systems in place before you get going. Because you’re going to find it starts to get away from you and you end up playing catch-up and you either have to pause your ads or there’s a bunch of leads slipping through the cracks. I think it’s incumbent upon newer users to reach out and listen in on the Masterminds about systems and how people are utilizing their CRM. That’s how you really find success right away with StreetText”
