The conference\u00a0had the usual badges, marketing and networking feel that goes along\u00a0with these events. Yet, what made it different was that\u00a0this year it was full of unexpected and pleasant surprises. Inman did a great job putting together this event. One of the big surprises was a live interview of five home buyers. It was full of valuable insight into the home buyer&#8217;s experience.<\/p>\n<p>It&#8217;s one thing to interview recent home buyers one at a time, but you get something rather remarkable when interviewing them together. The following highlights a summary of questions and responses from the live interview. The names of the home buyers are kept confidential and some of the questions and answers are summarized to keep the article readable. Were you happy with their response?<\/strong><\/p>\n<p>Buyer 1: Yes<\/p>\n<p>Buyer 2: Yes<\/p>\n<p>Buyer 3: Yes, I sent the info to my\u00a0Realtor first<\/p>\n<p>Buyer 4: Yes<\/p>\n<p>Buyer 5: Yes, I contacted them and sent the information to\u00a0my\u00a0Realtor<\/p>\n<p><strong>Q: What tools did you use\u00a0when searching online?<\/strong><\/p>\n<p>Buyer 1:\u00a0iPhone\/iPad search<\/p>\n<p>Buyer 2: Couldn&#8217;t remember the site but liked creating a route of the homes they wanted to see<\/p>\n<p>Buyer 3:\u00a0Craiglist<\/p>\n<p>Buyer 4:\u00a0Redfin<\/p>\n<p>Buyer 5:\u00a0Craiglist \/\u00a0iPhone \/ iPad search<\/p>\n<p><strong>Q: Did you ever call an agent from a for sale sign directly?<\/strong><\/p>\n<p>Buyer 1: Yes<\/p>\n<p>Buyer 2: Yes<\/p>\n<p>Buyer 3: Yes<\/p>\n<p>Buyer 4: Yes<\/p>\n<p>Buyer 5: Yes<\/p>\n<p><strong>Q: Did you go to any open houses?<\/strong><\/p>\n<p>Buyer 1: Yes, as many as I could<\/p>\n<p>Buyer 2: Yes<\/p>\n<p>Buyer 3: Went to all the open houses<\/p>\n<p>Buyer 4: Yes<\/p>\n<p>Buyer 5: Yes<\/p>\n<p><strong>Q: Were you referred to a Realtor by a friend or family?<\/strong><\/p>\n<p>Buyer 1: Yes<\/p>\n<p>Buyer 2: Yes<\/p>\n<p>Buyer 3:\u00a0Yes<\/p>\n<p>Buyer 4:\u00a0No, I walked into an office and met an\u00a0agent there<\/p>\n<p>Buyer 5: Yes<\/p>\n<p><strong>Q: Did you interview any other Realtors? If so how many?<\/strong><\/p>\n<p>Buyer 1: Yes, 5<\/p>\n<p>Buyer 2: Yes,\u00a04<\/p>\n<p>Buyer 3:\u00a0Yes, 3<\/p>\n<p>Buyer 4:\u00a0No<\/p>\n<p>Buyer 5: Yes,\u00a04<\/p>\n<p><strong>Q: Who did you choose to work with?<\/strong><\/p>\n<p>Buyer 1: The referred agent<\/p>\n<p>Buyer 2: Referred agent<\/p>\n<p>Buyer 3:\u00a0Referred agent<\/p>\n<p>Buyer 4:\u00a0Agent at the office<\/p>\n<p>Buyer 5:\u00a0Referred agent<\/p>\n<p><strong>Q: What made you choose the Realtor?<\/strong><\/p>\n<p>Buyer 1:\u00a0Knew the Neighborhood<\/p>\n<p>Buyer 2: They listened. I told them my criteria and would see what listings they brought to me. The Realtor I chose showed me exactly the kinds of\u00a0homes I was looking for.<\/p>\n<p>Buyer 3:\u00a0Was good looking<\/p>\n<p>Buyer 4:\u00a0Only interviewed 1<\/p>\n<p>Buyer 5:\u00a0Sense of humour<\/p>\n<p><strong>Q: How was your experience working\u00a0with your agent?<\/strong><\/p>\n<p>Buyer 1: I liked that my agent was excited about showing the Neighborhood, they did their homework and recommended local shops like a pizza shop, that was what impressed me<\/p>\n<p>Buyer 2: Good, I liked them<\/p>\n<p>Buyer 3: Good, the agent was knowledgeable about the neighborhood. I liked that.<\/p>\n<p>Buyer 4: Terrible, I didn&#8217;t feel listened too. I would tell the agent what I was looking for, and they would show me listings that were completely different than what was on my list.<\/p>\n<p>Buyer 5: Fine<\/p>\n<p><strong>Q: Did home staging make a difference to your buying decision?<\/strong><\/p>\n<p>Buyer 1: I think so. There was a house that I probably would have put an offer on, but the bathroom was so bad that I didn&#8217;t.<\/p>\n<p>Buyer 2: Yes. It made a difference. It makes the home look nicer.<\/p>\n<p>Buyer 3: Yes, if you leave outdated furniture, drapes it leaves an impression that it is going to cost more money<\/p>\n<p>Buyer 4: Yes, I don&#8217;t want to spend more money after buying a home. A staged home looks like it is in better condition.<\/p>\n<p>Buyer 5: Yes. The home I ended up buying was staged<\/p>\n<p><strong>Q: What do you think of online reviews of Realtors? Do you like them?<\/strong><\/p>\n<p>Buyer 1:\u00a0No, I don&#8217;t make a decision from\u00a0them. I like to read the comments though. There\u00a0are usually some crazy ones.<\/p>\n<p>Buyer 2: Yes<\/p>\n<p>Buyer 3:\u00a0Doesn&#8217;t make a difference<\/p>\n<p>Buyer 4: Doesn&#8217;t\u00a0matter.<\/p>\n<p>Buyer 5: Yes<\/p>\n<p><strong>Q: Did you receive\u00a0any print marketing pieces to\u00a0your previous home by mail? Did you use them?<\/strong><\/p>\n<p>Buyer 1: Yes<\/p>\n<p>Buyer 2:\u00a0Didn&#8217;t get any<\/p>\n<p>Buyer 3: No<\/p>\n<p>Buyer 4:\u00a0Yes<\/p>\n<p>Buyer 5:\u00a0Used for BBQ<\/p>\n<p><strong>Q: Did floor plans matter? Did it influence your decision?<\/strong><\/p>\n<p>Buyer 1: Yes<\/p>\n<p>Buyer 2: Yes, it has got to have a flow<\/p>\n<p>Buyer 3: Yes<\/p>\n<p>Buyer 4: Yes<\/p>\n<p>Buyer 5: Definitely<\/p>\n<p><strong>Q: What impressed you about your agent?<\/strong><\/p>\n<p>Buyer 1: Pointed out things in the Neighborhood we couldn&#8217;t see<\/p>\n<p>Buyer 2:\u00a0They were knowledgeable<\/p>\n<p>Buyer 3:\u00a0Knew upcoming trends about the Neighborhood<\/p>\n<p>Buyer 4: More disappointed than impressed<\/p>\n<p>Buyer 5:\u00a0They\u00a0listened<\/p>\n<p><strong>Q: What could your agent have done better?<\/strong><\/p>\n<p>Buyer 1: Manage their time better. I get they were busy, but they overbooked themselves all the time. Found that frustrating<\/p>\n<p>Buyer 2: More persistent with offers. They could of done a better job following up.<\/p>\n<p>Buyer 3:\u00a0I thought they were good,\u00a0but my agent didn&#8217;t go above or beyond. They weren&#8217;t excited about the home buying experience.<\/p>\n<p>Buyer 4: Been more knowledgable\u00a0about the neighborhood<\/p>\n<p>Buyer 5: They could have listened. I felt like I ended up doing their job for them. Found my own home and then had to persuade him to even contact the listing. That was the home I ended up purchasing.<\/p>\n<p><strong>Q: One last question, Do you prefer proactive agents, of you calling them?<\/strong><\/p>\n<p>Buyer 1: Proactive<\/p>\n<p>Buyer 2: Proactive, if I missed their call I felt it was my job to follow up. So one call.<\/p>\n<p>Buyer 3: Proactive<\/p>\n<p>Buyer 4: Proactive<\/p>\n<p>Buyer 5: Proactive<\/p>\n<p>So what do you think of the questions and answers? Did anything surprise you?
